Real Estate Home Selling Tips & Knowledge

How To Price Your Home

If selling a house, you'll have to decide what price you will be asking for your home. The pricing decision is extremely important. Your realtor can help you greatly in this regard by reviewing his MLS data base. A free realty tool available to you via this Arizona realtor site is our Comparative Market Analysis. This process is a balancing act you and your realtor need to figure out. It must be priced at not a low level so you end-up not getting all your equity. Also, very importantly, not too high so prospective buyers fail to make an offer.

Buyers make offers based on looking at comparable properties with similar features. With an over-priced home, the prospective buyer will normally have a quick feeling your price is too high. In the majority of cases he will completely bypass making an offer, even if he likes the property a lot. Your realtor can help you tremendously in getting top dollar for you.

Some Things to Consider when
Determining Your Home's Selling Price are:

What is the age of the house? Is it in good condition?

Does the house need remodeling, repairs or updating?

What are similar homes in the same neighborhood selling for?

Have homes in your area been appreciating in value?

Does your local area have an excessive number of homes for sale?

Your home is worth what similar properties in a similar location have sold for or are currently listed for sale at. Rarely, will someone be willing to pay a premium for your home. However, by working with a Realtor, especially with both full MLS and Internet exposure, you may be assured your home will get excellent exposure.

Tips on making your home look extra
good so it may sell for top-dollar

You need to make your home look as good as possible to attract a buyer and a good offer. Many prospects will rush thru a house and seemingly pay little attention to it. In fact, sometimes they won't even bother to view some of the rooms or take a look out the windows, or look around outside. This will happen more often than not. This is because buyers may frequently immediately eliminate a home from consideration because it's not really in the right location for them, it's in the wrong price bracket or it obviously doesn't meet their needs or desires. Don't let this more than occasional happening trouble you. You must keep your home looking good for the serious prospect who sooner or later will arrive for a showing and a complete inspection. Here are some valuable tips to help you sell your home fast and for top-dollar:

Of course, the home's interior is critically important to get you a fast sale and top-dollar. Interior painting and carpet cleaning, if necessary. Windows should shine. Be sure to hide clutter. This will make the home seem more spacious. Spray some room air freshener about one-hour before a showing if there are any odors and food smells present. Remember, an odor will be significantly more noticeable to a visitor than to the homeowner. I speak from experience here, as your webrealty once had great difficulty selling a home due to a musty and damp odor coming from the basement of a house. Note: This was in a Midwest State, basements are rarely found in Arizona homes.

Your Home's "Curb Appeal"
is Extremely Important

Make sure the home exterior looks good by caulking, painting or staining where necessary. Trim hedges, shrubs, trees and plants. Keep the landscaping and yards neat and well-maintained. Make sure all clutter is removed. Hide from view items like garbage cans, children's toys, garden tools, lawn mowers, wheel barrels, etc. Try planting some inexpensive flowers near the front door and along the front walkway & entrance way to make a good first impression for showings. Even something as simple as hosing down the sidewalk, walkways, patios, and cleaning the front door will help.

Remember, the curb appeal of a house is very important, much more so than the average seller realizes. More often than you would suspect a realtor will drive a prospect by a house to get their street impression of the home. Later on the prospect (without the realtor) will frequently drive by the house for a second look, especially if the first drive-by resulted in a positive first impression, thanks to good curb appeal. A showing appointment may be made if the home had good street appeal. If the first impression was negative, in all likelihood the prospect will not bother to schedule a formal showing.

Open House Tips

Between your real estate agent and yourself you should discuss the pro's and con's of having Open Houses.

If you decide to hold an Open House, it would be a good idea to display some fragrant flowers on your dining room or kitchen table. There are other simple things you can do for an Open House or showings. Minor things like closing toilet seats. Emptying waste baskets. Putting out indoor garbage bags. Putting lots of lemon scented dishwashing liquid down your kitchen sink and garbage disposal (and then run the disposal for a few seconds). Simple things like this may help sell your home either via an Open House or a regular Showing Appointment.

Note: An Open House is an excellent marketing technique and method for achieving home exposure to the public, especially if the open house is conducted by a Realtor. An Open House will occasionally bring a buyer.
