Make sure the home exterior looks good by caulking, painting or staining
where necessary. Trim hedges, shrubs, trees and plants. Keep the landscaping
and yards neat and well-maintained. Make sure all clutter is removed. Hide from
view items like garbage cans, children's toys, garden tools, lawn mowers, wheel
barrels, etc. Try planting some inexpensive flowers near the front door and
along the front walkway & entrance way to make a good first impression for
showings. Even something as simple as hosing down the sidewalk, walkways,
patios, and cleaning the front door will help.
Remember, the curb appeal of a house is very important, much more so than
the average seller realizes. More often than you would suspect a realtor will
drive a prospect by a house to get their street impression of the home. Later
on the prospect (without the realtor) will frequently drive by the house for a
second look, especially if the first drive-by resulted in a positive first
impression, thanks to good curb appeal. A showing appointment may be made if
the home had good street appeal. If the first impression was negative, in all
likelihood the prospect will not bother to schedule a formal showing.
Open House Tips
Between your real estate agent and yourself you should discuss the pro's and
con's of having Open Houses.
If you decide to hold an Open House, it would be a good idea to display some
fragrant flowers on your dining room or kitchen table. There are other simple
things you can do for an Open House or showings. Minor things like closing
toilet seats. Emptying waste baskets. Putting out indoor garbage bags. Putting
lots of lemon scented dishwashing liquid down your kitchen sink and garbage
disposal (and then run the disposal for a few seconds). Simple things like this
